Meet Owen Coyle

I’m Owen Coyle, an 87 year young “Seasoned Citizen” living in Escondido California. As of April 1, 2023 I’ll be starting my 23rd year as a Reverse Mortgage Specialist. I have no desire to retire, so as long as my health remains good, I’m planning on helping senior homeowners obtain Reverse Mortgages at least until I’m 90, and hopefully a few years beyond. I absolutely have a passion for working with senior homeowners, improving their “Quality of Life” and giving them “Peace of Mind” by setting up Reverse Mortgages for them.

Alpine, California Reverse Mortgage Facts

In 2021, the typical home in Alpine costs approximately $857,781. Many homeowners in the area may choose to apply for a private jumbo reverse mortgage for properties above $1,149,825. Private reverse mortgages provide significantly more proceeds for eligible homeowners with higher-valued properties.

$1,149,825 is the current maximum lending limit for FHA-insured reverse mortgages in 2022. This means with a federally-insured reverse mortgage in greater Alpine (and across the nation), the first $1,149,825 of their home value is considered in the calculation of the potential maximum reverse mortgage loan benefit.

In general, reverse mortgages calculate the maximum available loan benefit (before fees, costs, and lien payoffs) for qualified borrowers based on the home’s appraised value, the age of the youngest borrower, or named non-borrowing spouse, and the current/starting effective interest rate.

About Alpine, California

Alpine sits amid the Cleveland National Forest and the Cuyamaca Mountains. It borders the Kumeyaay Nation, Viejas and Sycuan reservations and is part of  the rural unincorporated areas outside El Cajon.  The town’s name is thought to come from an early settler who found the area similar to her native Switzerland.

In 1848, 13,000 acres were owned by Ramon and Leandro Osuna, which includes the entire area of present-day Alpine. Unable to establish a mining claim they sold 8,877 acres to Don Jose Antonio Augirre. John Steward Harbison was the area’s leading beekeeper (apiarist) and San Diego County’s leading honey-producer. Another historical beekeeper, Captain Adam Beaty, arrived in 1869 and later became a School Board Trustee.

What set Alpine apart was its climate, leading the town to adopt the slogan “Best Climate in the U.S.A by Government Report”. The slogan’s origins can be found when a government survey concluded Alpine’s climate was ideal for recovery from respiratory diseases or lung damage caused by poisonous gases in World War I. The therapeutic climate led to the establishment of several local resorts  including Los Terrenitos, Wildwood Glen, and Viejas Vista.

Local activities and attractions in Alpine include Viejas Casino, Cleveland National Forest, Lions, Tigers & Bears, Corral Hollow Trail, and Alpine Beer.
