Lemon Grove Reverse Mortgage Facts

Today, the median home value in Lemon Grove is approximately $634,792. Many homeowners in the area may choose to apply for a private jumbo reverse mortgage for properties above $822,375. Private reverse mortgages provide significantly more proceeds for eligible homeowners with higher-valued properties.

$822,375 is the current maximum lending limit for FHA-insured reverse mortgages. This means with a federally insured reverse mortgage in greater Lemon Grove (and across the country), the first $822,375 of a home's value is considered in the calculation of the potential maximum reverse mortgage loan benefit.

In general, reverse mortgages calculate the maximum available loan benefit (before fees, costs, and lien payoffs) for qualified borrowers based on the home’s appraised value, the age of the youngest borrower, or named non-borrowing spouse, and the current/starting effective interest rate.

About Lemon Grove

Lemon Grove was originally part of Mission San Diego de Alcalá. After Mexico gained independence from Spain, a land grant of 59,000 acres was made to Santiago Argüell.

In 1850, Robert Allison arrived and purchased thousands of acres from Argüell’s heirs which later became Lemon Grove. Allison’s son filed subdivision maps for the planned development of the town in 1892. Shortly after farmers from across the nation came to the area for its ideal climate to cultivate subtropical fruits and vegetables. Anton Sonka and his brother Joseph established the town’s most notable general store. Later Sonka and area ranchers hired local architect Alberto Treganza to build the town’s iconic landmark- a giant lemon.

Lemon Grove’s citrus trees disappeared as World War II began giving way to suburbanization and development. On July 1, 1977, the city of Lemon Grove was formally incorporated, becoming California’s 414th city.

Lemon Grove's area attractions include the La Mesa Public Stair, Coin Haus, Lake Murray, the Jason Nelson Gallery, and the Mission Trails Regional Park Lake Murray.
